With traditional property investment markets such as Spain, Dubai, France and Italy all still struggling to emerge from the recession, new destinations such as Turkey have risen to prominence on the back of consistently strong rental yields driven by increased demand.</strong></p>
<p>Turkey, it would be fair to say, has booked the trend economic lead over the past two years. 			<content:encoded><![CDATA[<p><strong>A recent report released by one of the leading overseas property mortgage specialists has suggested that demand for property in Turkey is growing at an almost unprecedented rate. Conti International Finance, one of the U.K.&#8217;s leading overseas mortgage specialists, has released figures for May 2010 which show that the number of quotes issued for Turkish properties was double that of the monthly average for the rest of the year.</strong></p>
<p>Here at Property-overseas.tv, we have for a long time stated the positive factors contributing to the growth in demand for property in Turkey. In particular, the considerable rise in tourism over the course of the past five years. Indeed, we have seen a considerable increase in demand for property in Turkey, in particular in the popular Aegean and Mediterranean coastal resorts of Bodrum, Fethiye, Altinkum and Alanya. There has also been a considerable increase in demand for investment property in Istanbul and the surrounding areas, where an increasing demand for rental accommodation has developed over the course of the past three years.</p>
<p>Obtaining a mortgage in Turkey is relatively straightforward, and as the figures suggest an increasing number of people in the UK are looking towards mortgages in Turkey as a means of financing their overseas investment. On average, a deposit of approximately 25 to 30% is required with the maximum loan term being 20 years. Mortgages in Turkey are usually on a repayment only basis, with total mortgage repayments and other financial commitments not being higher than 33% of the applicants average monthly income. People who apply for a mortgage in Turkey are given the choice between a Euro and Sterling mortgage. On average mortgages in Turkey are starting at approximately 4.05%.</p>

This is all the more surprising given the more challenging global economic climate, which has seen traditional corporate property markets such as Spain, Cyprus, France and Dubai experience considerable drops in demand for property.</strong></p>
<p>The increasing demand for real estate in Egypt is undoubtedly driven by the country&#8217;s thriving tourism industry. Over the past two years an increasing number of budget airlines have started to offer a wide range of low-cost flights to destinations throughout the Red Sea region from the UK. This has resulted in a large number of people visiting the region for the first time, as they look for alternatives to the more expensive Eurozone destinations.</p>
<p>As with so many emerging property markets, this growth in tourism has led to an inevitable increase in demand for property in Egypt. Only last week, Credit Suisse, the leading European investment bank stated that they expected Egyptian property stocks outperform those throughout the rest of the Middle East and North Africa in 2010.</p>
