    I have heard mixed reports about Marsa Alam. Many people think that it is one of the best investments for off-plan property in Egypt, whilst others think that it is safer to go for the more established areas such as Sharm El Sheikh or Hurghada.

    What does everyone else here think? I am currently looking to purchase an apartment in Hurghada, but am also looking at Marsa Alam, and have been reading about the Red Sea Beach Resort and Marsa Alam Beach Resorts. Any thoughts or suggestions are appreciated.

    Hi Barnaby,

    I would recommend buying an apartment in Marsa Alam over Hurghada town any day, however it is fair to say that this would depend on your attitude to risk.

    Hurghada is far more built up than Marsa Alam, with more infrastructure in place. As such, it is undoubtedly more of a risk to purchase property in Marsa Alam, as it is at a more formative stage of it’s development.

    I think what Charlie has said here makes good sense, as purchasing in Marsa Alam is far more focused around long term investment rather than holiday home / lifestyle purchasing.

    The simple fact is that Hurghada, like Sharm El Sheikh, is a far more developed resort, and the entire infrastructure of the region is more settled. On the other hand, Marsa Alam is arguably ten years behiond this situation, and whilst no-one doubts that it will become a popular and commercially successful resort, it is not there yet.

    One thing that you may want to consider is having a look into the longer rental guarantees which are currently on offer on the property in Marsa Alam. Many developers are recognising the short term issues facing investors in the region, and are compensating through extended guarantees.

    Just a thought….
